Florida Keys & Key West Roofing

HVHZ territory — 180+ mph wind zone roofing from Key Largo to Key West.

The Keys: The Highest Wind Zone in Florida

The Florida Keys sit in the High-Velocity Hurricane Zone (HVHZ) — the most stringent building code jurisdiction in the United States. Design wind speeds here reach 180+ mph, and every roofing product, fastener, and installation method must be specifically approved for HVHZ use under the Florida Building Code.

This isn't just a technicality. Hurricane Irma (2017) made landfall at Cudjoe Key as a Category 4 with 130 mph sustained winds and hit the entire island chain. Homes and businesses with code-compliant roofs fared dramatically better than those with aging or improperly installed systems. Hurricane Georges (1998) and Wilma (2005) taught the same lesson — the Keys get hit, and only properly engineered roofs survive.

Metal Roofing in the Keys

Standing seam metal is the ideal roofing system for the Keys — concealed fasteners eliminate corrosion failure points, and properly installed standing seam handles the 180+ mph wind requirements. But material selection matters more here than anywhere else in Florida.

Salt air corrosion is relentless in the Keys. Standard galvanized steel panels can show visible rust within 3-5 years on an oceanfront property. We specify aluminum or marine-grade Galvalume panels for Keys installations — they cost more upfront but won't corrode. Every fastener, clip, and piece of trim must also be corrosion-resistant. One stainless steel screw missed in favor of a galvanized one becomes a leak point in a few years.

5V crimp metal is common on older Keys homes and cottages. We install new 5V and match existing for additions and repairs.

HVHZ Code Compliance and Permitting

Building permits in Monroe County and the City of Key West require HVHZ-rated products with valid Florida Product Approvals or Miami-Dade NOAs (Notices of Acceptance). Not every roofing product sold in Florida qualifies — many common mainland products are not rated for HVHZ use.

We handle all permitting and ensure every material we install carries the required approvals. Under F.S. 553.79, the building department will inspect the installation, and HVHZ inspections are thorough. We welcome that — it's what separates a roof that survives a hurricane from one that doesn't.

The 25% rule under F.S. 553.844 applies with particular force in the Keys. Given the age of much of the housing stock and the severity of the wind requirements, many repair projects trigger full code compliance — meaning the entire roof section must be brought to current HVHZ standards.

Insurance and the Keys Roofing Challenge

Homeowners insurance in the Florida Keys is the most expensive in the state — and many carriers have pulled out entirely. A code-compliant roof with proper HVHZ-rated products, secondary water barrier, and documented wind mitigation features is essential for obtaining and keeping coverage. Citizens Property Insurance, the state insurer of last resort, requires specific roof condition standards.

We provide wind mitigation inspection documentation that details your roof's construction — roof deck attachment, roof-to-wall connections, secondary water barrier, and opening protection. Proper documentation can mean thousands of dollars in annual premium savings.

For commercial properties — hotels, restaurants, marinas, retail — a well-maintained, code-compliant roof is a business continuity issue. One hurricane with an inadequate roof can shut you down for a season or permanently.
