Roofing in South Florida's High Velocity Hurricane Zone

South Florida — Miami-Dade, Broward, and Palm Beach Counties — operates under the most stringent roofing requirements in the state. Miami-Dade County's High Velocity Hurricane Zone (HVHZ) requires wind design speeds of 170–180 mph, and all roofing products installed in the HVHZ must carry specific Miami-Dade product approvals (NOA — Notice of Acceptance) in addition to standard Florida Building Code compliance. Broward County follows similar enhanced standards.

This isn't just bureaucratic — it reflects the real hurricane exposure this region faces. South Florida sits in one of the most hurricane-prone areas in the Western Hemisphere. Hurricane Andrew (1992), Wilma (2005), and Irma (2017) all demonstrated the consequences of inadequate roofing in this market. Every roofing system we install in Miami-Dade and Broward uses Miami-Dade approved products and follows the enhanced installation requirements specific to the HVHZ.

The South Florida climate is also unique within Florida: the most intense sustained UV exposure in the continental United States, extreme humidity, salt air across much of the tri-county area (most of the developed area is within 20 miles of the coast), and a longer hurricane season window with warm Gulf Stream waters nearby.

South Florida's building stock is heavily concrete — CBS (concrete block stucco) construction dominates the residential market. Roof types include a significant amount of flat and low-slope concrete tile, barrel tile (both concrete and clay), flat built-up and modified bitumen on commercial and some residential structures, and standing seam metal on newer construction and reroofs.

Our metal roofing systems are Miami-Dade approved for HVHZ installation. Standing seam metal and our aluminum barrel tile system are increasingly popular in South Florida because they meet the stringent wind requirements while offering superior longevity in the salt air environment. The aluminum barrel tile, in particular, provides the South Florida barrel tile aesthetic with dramatically better performance — no cracking, no individual tile blow-offs, and built-in corrosion resistance.

For flat-roofed buildings — which are common throughout the South Florida commercial and multi-family market — we install TPO and modified bitumen systems with the enhanced attachment methods required by the HVHZ code. These installations include the specific fastener patterns, adhesion requirements, and edge securement that Miami-Dade and Broward County inspectors look for.
