Panama City & Bay County Roofing
Rebuilding stronger after Hurricane Michael. Metal roofing and high-wind-zone installations.
Panama City: Ground Zero for Hurricane Michael
Hurricane Michael made landfall at Mexico Beach — 20 miles southeast of Panama City — on October 10, 2018 as a Category 5 storm with 160 mph sustained winds. It was the strongest hurricane to hit the Florida Panhandle in recorded history and the first Category 5 to make U.S. landfall since Andrew in 1992. The destruction in Bay County was total: entire neighborhoods flattened, commercial buildings stripped to their frames, and tens of thousands of roofs destroyed.
Panama City has been rebuilding ever since. Many roofs installed in the post-Michael reconstruction were done under emergency conditions — fast timelines, overwhelmed labor markets, and material shortages. Some of that work is now showing premature failures as it reaches the 7-8 year mark. If your roof was replaced after Michael and you're already seeing issues, it may not have been installed to the standards the FBC requires.
Building Code Requirements in Bay County
Bay County falls in the 150-160 mph design wind speed zone — among the highest in Florida. Post-Michael code enforcement has been stricter than anywhere else in the state, and for good reason. Every roof installation requires proper product approvals (Florida Product Approval system), correct fastener patterns, code-rated underlayment, and compliant edge metal.
We handle full permitting in-house. Under Florida Statute 553.79, every roof replacement requires a building permit, and Bay County building departments are thorough in their inspections. We welcome that — a properly inspected roof is a roof that's going to perform when the next storm hits.
Metal Roofing for Post-Michael Rebuilds
The post-Michael rebuilding wave has driven massive demand for metal roofing in the Panama City market. Homeowners who watched their shingle roofs fail in 160 mph winds are choosing standing seam metal for the replacement. The math is straightforward: a quality standing seam metal roof with concealed fasteners, properly installed with structural clips, handles 150+ mph winds and lasts 40-60 years. That's two or three shingle roof lifespans.
For commercial properties along the 23rd Street corridor and the Tyndall Air Force Base area, we install R-panel, standing seam, and corrugated metal systems. We buy factory-direct — no distributor markup — which means competitive pricing even in a market where material costs have stayed elevated since the storm.
